The arrival of Diner24 marks a strategic pivot for the EMMES Group of Companies, which has spent the past year modernizing the historic property to compete for boutique office tenants. By integrating a high-energy dining experience into the building’s base, EMMES aims to transform the former office-only site into a destination that remains active well beyond traditional business hours. The restaurant, led by CEO Stratis Morfogen, intends to mirror the success of its original location by offering a menu of premium comfort food alongside a unique hourly show performed by waitstaff who are also Broadway professionals.

For EMMES, the lease is a cornerstone of its efforts to reposition the nine-story building, which recently welcomed the historic theater club, The Lambs. The property now features updated infrastructure, including new HVAC systems and energy-efficient windows, while retaining its Art Deco aesthetic. With office floor plates ranging from 1,800 to 5,700 square feet, the building is specifically targeting creative companies seeking a headquarters that offers both identity and modern convenience in the heart of Midtown.
