Provident Industrial Breaks Ground on Tucson Logistics Hub
A 10-acre site at the intersection of Palo Verde and Valencia roads is transforming into a 163,000-square-foot distribution center, marking Dallas-based Provident Industrial’s first foray into the Tucson market as it bets on the region's rapid industrial growth and strategic proximity to the Mexican border.

Construction is currently underway on the $25 million Valencia Airport Center, a project designed to address a local shortage of institutional-grade industrial space. The facility features a fully concrete truck court, dedicated trailer parking, and high-security perimeter fencing. By positioning the warehouse near Tucson International Airport, developers are banking on the site's immediate access to the I-10 and I-19 logistics corridors to attract major manufacturing and defense tenants.
The development serves as the third Arizona project for Provident, which has managed over $7.5 billion in real estate ventures since 1991. Market Leader Steven Nemer, who previously called Tucson home, emphasized that the site represents one of the final undeveloped parcels along the high-traffic Valencia corridor. As the Tucson metropolitan area continues to leverage a diverse employment base—spanning mining, technology, and defense—the firm expects the facility to be ready for occupancy by the second quarter of 2027.
