Pennsylvania Home Prices Climb to Record $340,000 Median
With the median home sales price hitting a record $340,000 in June, Pennsylvania’s real estate market continues to tighten. This 6% year-over-year increase reflects a persistent imbalance between steady buyer demand and a thinning supply of available properties, forcing prospective homeowners to navigate an increasingly expensive landscape.

The latest data from the Pennsylvania Association of Realtors reveals that prices have climbed consistently since January. While the median price sat at $320,000 in June 2025, the current trajectory highlights the enduring perception of residential real estate as a primary vehicle for long-term wealth accumulation.
Transaction volume has surged alongside these price hikes, with over 13,000 homes sold in June. This represents a 19% jump from May figures and a 3% increase over the same period last year. Despite this activity, inventory remains a challenge for the market. There were 45,870 active listings in June, a volume that effectively remains 3% lower than what was available one year ago.
David Dean, the 2026 President of the association, noted that while these conditions build significant equity for current homeowners, the environment demands rigorous preparation from those looking to enter the market. The persistent demand underscores that housing remains a highly sought-after asset across the commonwealth, even as affordability hurdles grow.
