Prudent Growth Partners Exits Goldsboro Flex Property for $5.5 Million
A five-year hold on the Carolina Commerce Center in Goldsboro, North Carolina, has concluded with a $5.5 million sale. Prudent Growth Partners, which originally acquired the 67,000-square-foot facility for $4.325 million in 2021, executed the disposition as part of a strategy to recycle capital into new regional acquisitions.

The asset, built in 2001 on 7.9 acres, serves as a hub for a mix of industrial, medical, and service tenants. During its tenure, Prudent Growth maintained full occupancy across the seven-suite complex, which hosts companies including Ray Murray, Gentiva, and Hubbell. The property’s proximity to Interstate 795 and U.S. Highway 70, combined with its specialized features like a large truck court, kept the site competitive within the eastern North Carolina market.
Tom Hahn, President and CEO of Prudent Growth, characterized the sale as a successful execution of the firm’s value-add mandate. The exit comes as the broader Goldsboro area gains momentum as a manufacturing center, bolstered by institutional anchors like the Seymour Johnson Air Force Base and significant new industrial investments from firms such as Prolec-GE. Prudent Growth plans to utilize proceeds from the transaction to fund further commercial real estate investments, maintaining its focus on assets that offer stable cash flow and long-term appreciation potential.
