Celebrity Real Estate: Price Cuts and Market Shifts in July
A cooling luxury market has forced high-profile names to adjust their expectations throughout July. From Kylie Jenner’s $10 million price reduction in Holmby Hills to the collapse of Jennifer Lopez’s Beverly Hills deal, the month’s activity reveals a growing gap between seller ambitions and buyer appetite in the California elite sector.

Kylie Jenner is recalibrating her position in the exclusive Holmby Hills market, slashing the price of her mansion to $38.5 million. The 15,320-square-foot property, purchased for $36.5 million in 2020, has lingered on the market for months. Meanwhile, Jennifer Lopez faces a return to square one after a prospective buyer backed out of the $49.995 million Beverly Hills estate she previously shared with Ben Affleck.
Strategic price adjustments are widespread. Russell Wilson and Ciara have lowered their Rancho Santa Fe home’s asking price to $45 million, down from $54.9 million, while Gene Simmons has dropped his Beverly Hills mansion to $11.5 million after six consecutive price cuts. The KISS guitarist, who previously expressed concerns about the character of potential buyers, remains unable to offload the property he has been marketing since early 2025.
Not all listings are struggling. Dakota Johnson successfully offloaded her Carl Maston-designed mid-century home for $5.9 million in just under a month, proving that architectural provenance still commands a premium. Conversely, the market for massive estates remains volatile; Jeff Franklin’s $45 million Beverly Hills property, built on the site of the former Manson Family crime scene, continues to search for a buyer after years of listing attempts. Meanwhile, Dennis Quaid has officially joined the migration out of California, listing his Brentwood Hills home for $5.2 million as he pivots toward Tennessee, citing dissatisfaction with local public services and tax structures.
