Latitude Margaritaville Named 2026 Master Plan of the Year

With sales performance doubling initial projections, the residential developer Minto Communities has claimed the 2026 Master Plan of the Year award. The recognition, granted by Zonda and BUILDER Magazine, highlights a decade of growth that has seen the brand expand its footprint across the American South and beyond.

The award will be presented at the upcoming Future Place conference in Irving, Texas, held from September 28–30. Jeff Meyers, CEO of Zonda, noted that Minto Communities successfully pivoted away from traditional housing models to focus on an active adult lifestyle, a strategy that has resulted in nearly 20,000 homes and lots developed across several states. The project previously earned acclaim for its rapid market absorption, most notably in Daytona Beach, where demand was so high that prospective buyers camped overnight to secure properties.

William Bullock, president of Minto Communities, attributes the brand's momentum to a resident-centric approach that prioritizes social infrastructure. By integrating resort-style fitness centers, arts studios, and regional dining, the developments foster internal networks; roughly one-third of all new sales are generated through referrals from existing residents. Following the success of sites in Hilton Head, South Carolina, and the Florida Panhandle, the developer is now preparing for further expansion into Naples, Florida, and the Galveston area of Texas. These efforts place the brand alongside past honorees like Serenbe and The Irvine Ranch in the history of the award.
