Green Street Integrates Proprietary Real Estate Data Into AI Platforms
Institutional investors can now query decades of proprietary real estate research directly within ChatGPT, Claude, and Gemini. By launching a new Model Context Protocol (MCP) server, Newport Beach-based Green Street is embedding its private market intelligence into the existing workflows of commercial real estate professionals worldwide.

The new MCP server allows users to bypass manual data exports and fragmented searches. Instead, professionals can execute natural-language queries to access Green Street’s research, company sector data, and automated valuation models (AVM) without leaving their preferred AI interface. This integration is the latest expansion of the GreenStreetAI suite, which already includes AI-generated executive summaries and an upcoming natural-language Q&A tool covering 14,000 reports.
Built on an open standard for connecting AI assistants to external databases, the tool aims to reduce tasks like market underwriting and REIT benchmarking from days to seconds. According to Chief Technology Officer Travis Valentine, the goal is to provide intelligence at the exact moment a question arises, rather than forcing users to navigate a new platform or login. CEO Jeff Stuek noted that the move reflects how clients are shifting their consumption habits to prioritize AI-driven decision support. While the server provides immediate access to data across the U.S., Canada, Europe, and Australia, the company maintains that these AI-generated outputs serve as informational resources rather than fiduciary investment advice.
