Hawkins Way Capital Buys East Village Residence Hall for Student Housing
Hawkins Way Capital and Varde Partners have acquired 135 E. 12th St. in Manhattan, marking the firm's third student housing purchase in New York City this year. The property, formerly known as Loeb Hall and once operated by The New School, will be rebranded under the company's FOUND Study platform following renovations.

The acquisition positions the joint venture within Manhattan’s primary educational corridor, placing the building in immediate proximity to New York University, The Cooper Union, and the Fashion Institute of Technology. By targeting well-located urban assets with limited supply, the firm aims to address the persistent housing demand from the area's dense student population.
Ross Walker, Managing Partner at Hawkins Way Capital, noted that the existing infrastructure of the building provides the flexibility needed to offer a mix of master lease and direct lease options. The firm currently oversees $3 billion in assets, while its partner, Varde Partners, manages a global portfolio of $15 billion. The renovation project is intended to modernize the facility while maintaining its status as a core component of the FOUND Study network.
