Hamilton Zanze Adds 208 Units to Fort Collins Portfolio

San Francisco investment firm Hamilton Zanze has finalized the acquisition of The Seasons at Horsetooth Crossing, a 208-unit apartment complex in Fort Collins, Colorado. The deal, which closed August 6, marks the firm's third sponsored property purchase this year as it deepens its footprint in the regional market.

The garden-style community, located at 1020 Wabash Street, consists of one-, two-, and three-bedroom floor plans averaging 1,038 square feet. Built in 1999, the property includes low-density, two-story structures featuring nine- to 10-foot ceilings, walk-in closets, and private outdoor spaces. Mission Rock Residential, an affiliate of the buyer, has taken over management duties for the site.

David Nelson, president and chief investment officer at Hamilton Zanze, noted that the firm’s familiarity with the immediate area—specifically the nearby Pavilions at Silver Sage—drove the decision to invest. He cited the property's proximity to Colorado State University and major local employers as key competitive advantages. Because the immediate submarket lacks significant new residential supply, the firm anticipates stable performance for the asset. The acquisition brings Hamilton Zanze’s total portfolio to 271 properties across 29 markets, following a year in which the company sponsored seven similar transactions.
