Northgate Real Estate Group is managing the sale, currently seeking stalking horse offers to establish a floor price for the combined assets. Located just 21 miles from Midtown Manhattan, the site includes a 22,740-square-foot club with 133 cabanas, 110 lockers, and two pools. As of July 2026, the club maintained a membership base of 839 individuals, providing a stable, immediate revenue stream for prospective buyers.

Greg Corbin, president of Northgate, noted that the property appeals to a wide range of investors, from hospitality operators to family offices. While the club is currently fully operational, the site offers significant long-term potential for expansion, including rooftop event spaces or future residential redevelopment.
