JLL Secures $856 Million Financing for Boston’s Winthrop Center
JLL has finalized $856 million in total financing for Winthrop Center, Boston’s landmark $1.3 billion mixed-use tower. The package includes a $281 million C-PACE residential inventory loan and $575 million in securitized debt, underscoring institutional investor demand for high-performance, sustainable urban assets in the current market.

The financing arrangement, orchestrated by JLL’s Capital Markets group on behalf of developer Millennium Partners, splits the capital into two primary tranches. The $281 million, 20-year residential loan was provided by Nuveen Green Capital, marking the largest C-PACE transaction to date in New England. Simultaneously, a five-year, $575 million securitized loan was secured through Morgan Stanley and Barclays to support the office component of the project.
Rising 691 feet above downtown Boston, Winthrop Center comprises 823,856 square feet of Passive House-certified office space and 317 luxury residential units. According to JLL Executive Managing Director Riaz Cassum, the successful closing reflects the convergence of top-tier sponsorship and the asset's technical quality. The project has positioned itself as a benchmark for next-generation development, prioritizing sustainability and wellness to attract institutional interest despite broader market volatility.
