Merritt Properties Breaks Ground on 150-Acre RDU Business Park

Three miles from Raleigh-Durham International Airport, Merritt Properties has officially launched construction on RDU Business Park. This 150-acre development in Morrisville represents a significant expansion of the firm’s North Carolina footprint, targeting the region’s surging demand for flexible industrial, warehouse, and distribution space.

The project’s initial phase, known as the West Phase, covers 31 acres and features three light industrial buildings totaling 201,250 square feet. Completion is slated for the fourth quarter of 2027, with the structures offering clear heights between 18 and 24 feet, rear-loading docks, and versatile column spacing. Once fully realized, the site will house up to 13 buildings spanning 790,527 square feet.

Keith Wallace, regional director for Merritt Properties, noted that the expansion reflects the company's confidence in the Research Triangle market. Local officials, including Cary assistant town manager Scot Berry, emphasized that the park’s proximity to major transit arteries like Interstate 540 and U.S. 70 makes it a prime location for companies looking to establish long-term operations. With this groundbreaking, Merritt Properties pushes its total North Carolina portfolio to more than 1.35 million square feet, positioning the park as a core hub for regional business growth.
