Home Invest Secures 997-Unit Atlanta Complex Despite Lower Bid

A seller chose Home Invest over a higher competing offer for the 997-unit East Ponce Village in Stone Mountain, Georgia. By prioritizing the firm's reputation for revitalizing distressed assets over pure purchase price, the transaction closed at $122 million, marking the largest acquisition in the company’s history.

The property, located at 1310 Wood Bend Dr, was built in 1987 and features a sprawling campus with two swimming pools, a fitness center, and units equipped with fireplaces and vaulted ceilings. Despite the size of the complex, Home Invest president Nate Armstrong noted that the property’s previous struggles were rooted in management failures rather than market conditions. To expedite the turnaround, the firm assumed operational control before the deal officially finalized, allowing for immediate staffing changes and amenity restoration.

CEO Chris Lavin emphasized that the firm’s strategy centers on restoring the living experience for current residents. Since beginning the renovation process, every unit returned to the market has leased immediately, with a growing waitlist for remaining vacancies. The firm’s long-term plan for the site includes capital improvements and a series of community-focused philanthropic programs, such as holiday fundraisers and enrichment initiatives for children, intended to stabilize the community while enhancing its value.
