The capital injection, provided by Wells Fargo and Morgan Stanley, supports the 1.2-million-square-foot tower at the heart of the Dallas Arts District. Currently 92% leased, the property hosts a roster of creditworthy tenants including Goldman Sachs, Baker & Botts LLP, and Vinson & Elkins LLP. The financing follows a massive $182 million renovation completed in 2019, which modernized the lobby, added 27,000 square feet of retail space, and introduced a comprehensive suite of Class AA amenities.

Positioned near Klyde Warren Park, the site benefits from its proximity to the largest contiguous urban arts district in the United States. The JLL Debt Advisory team, led by managing director Greg Napper alongside associates Jordan Buck and Rett Daugbjerg, negotiated the deal. This transaction signals continued institutional confidence in trophy office buildings that offer significant embedded value and connectivity to regional cultural hubs.
