Firestone and Matterhorn Snap Up Marietta Industrial Site
Firestone Partners and Matterhorn Venture Partners have acquired a 14,400-square-foot industrial building at 4710 Ecton Drive in Marietta, Georgia. The off-market deal marks the partnership’s second venture into the Atlanta industrial market, securing a fully leased asset in a supply-constrained corridor near the I-75/I-575 intersection.
Built in 1986, the six-suite facility sits on 1.27 acres and features 16-foot clear heights with dedicated drive-in access for each tenant. Firestone Partners sourced the property from a local family that held the title for nearly four decades. By finalizing leases for the two previously vacant suites at the time of closing, the partners achieved immediate 100% occupancy.
The investment strategy focuses on modernization to bolster long-term value. Planned capital improvements include a full roof replacement, fresh interior and exterior paint, and warehouse white-boxing, alongside general office upgrades and deferred maintenance repairs. Michael East, co-founder of Firestone Partners, noted that the asset aligns with their focus on functional infill properties in areas where new development is virtually nonexistent. Matt Kay, principal at Matterhorn Venture Partners, highlighted the acquisition as a sign of the partnership's growing momentum in the Southeast, citing the firm's ability to identify and stabilize off-market opportunities as a primary driver of their regional expansion.
