The 2022-built property is fully occupied by a single tenant, reinforcing the REIT’s strategic focus on logistics hubs located near primary transportation corridors.

The acquisition adds a modern facility to the firm's $7 billion portfolio, featuring 36-foot clear heights and specialized infrastructure, including temperature-controlled storage and automation capabilities. Situated at the intersection of I-90 and I-495, the site offers critical distribution access across the East Coast, a factor President and CEO Allan Swaringen cited as vital given the rising costs of transportation and fuel.
This investment highlights a broader shift in the REIT's strategy, which currently allocates 39% of its total equity and debt holdings to industrial real estate. With $2.7 billion now invested across 66 industrial properties, the firm continues to prioritize assets that serve as essential nodes in regional supply chains.
