The 38,646-square-foot facility, originally built in 1974, sits on a 2.18-acre site and features an outdoor pool, restaurant, and 38 storage units. While renovation work commenced in 2024, the site remains non-operational, allowing a new owner to dictate the final design and market positioning. With no current franchise agreement, the asset provides significant branding flexibility—a key advantage in a regional market where most limited-service inventory is already tied to established flags.

The location benefits from high visibility, with traffic counts exceeding 67,000 vehicles per day. The property serves as a gateway to the US-Mexico border, supported by industrial anchors including the Port of Brownsville, which contributed $11.9 billion to the state GDP in 2024. Local demand is further bolstered by SpaceX operations in Cameron County and a stable lodging market that saw 63.3% occupancy over the past year. According to Keith Worsham of Hilco Global, the lack of new room supply in the area makes the project a strategic entry point for investors.
