The redevelopment project aims to transform the 140-year-old industrial landmark into a mixed-use destination. Designed by Foster + Partners, the masterplan integrates three restored historic structures with two new bioclimatic buildings. The residential component, FIX Residences, will feature 95 private homes spread across a nine-storey building covering 19,800 square meters. The development is designed to achieve LEED Gold certification, reflecting DIMAND’s focus on sustainable construction.

Beyond residential units, the site will host two Hilton-branded hotels, retail spaces, and wellness facilities. The cultural core of the project includes a new home for the MOMus Museum of Modern Art—housing the Costakis Collection—and facilities for the Thessaloniki State Symphony Orchestra. Savvas Savvaidis, CEO of Greece Sotheby's International Realty, noted that the partnership aims to position the development for both domestic buyers and the international market, leveraging the global network of the Sotheby’s brand to market the project's blend of industrial heritage and contemporary design.
