AppWork Acquires Paraspot AI to Automate Property Inspections
Property maintenance platform AppWork has acquired Paraspot AI, a developer of video-based inspection technology that uses computer vision to identify unit damage. By integrating Paraspot’s voice and visual intelligence models, AppWork aims to standardize move-out documentation and streamline security deposit accounting for multifamily operators.

The acquisition allows AppWork to incorporate AI-guided inspections directly into its existing workflow. Paraspot’s technology functions by comparing move-out video footage against initial move-in records, automatically generating reports that include time-stamped photos, damage descriptions, and repair cost estimates. This automation is intended to provide property managers with verifiable data to support security deposit deductions, while freeing on-site staff from manual inspection duties.
AppWork CEO Sean Landsberg noted that the company plans to rebuild Paraspot’s architecture into its own platform by the end of the year. Beyond basic inspections, the company intends to apply this visual intelligence to asset tracking, vendor verification, and inventory management. This move also aligns AppWork with emerging regulatory requirements, such as California’s AB 2801, which mandate stricter documentation standards for rental unit inspections.
Paraspot co-founder Yakir Saadia will join AppWork as the head of computer vision to oversee the integration of the two systems. The acquisition follows five years of development by Paraspot, which has deployed its technology across thousands of multifamily, single-family, and student housing units in the U.S. and Europe. Once integrated, inspection data will flow directly into the AppWork Make Ready Board, connecting unit turn processes into a singular, automated management loop.
