Obligo Launches Autonomous AI to Automate Security Deposit Workflows
Managing security deposits often forces property teams to juggle fragmented spreadsheets, emails, and phone calls. Obligo is now attempting to solve this with the Deposit Agent, an autonomous AI system designed to handle lease security requirements, charge processing, and dispute resolution without human intervention.

The new agent operates as a digital member of the property team, connecting directly to Obligo’s existing deposit operating system. By centralizing workflows that were previously scattered across disjointed platforms, the AI utilizes historical rental transaction data to manage compliance and facilitate communication between renters and managers.
Roey Dor, CEO and co-founder of Obligo, highlighted the move-out phase as the primary area for immediate impact. The agent allows both residents and management to review charges and provide evidence before disagreements escalate into formal disputes. This approach aims to bring transparency to a process often plagued by friction and lack of trust.
Obligo intends to roll out the tool to property management customers in the coming months. The system will be accessible through the company’s platform, API, and its MCP interface. This development marks a shift for the New York-based firm, which started in 2018 as a provider of cash deposit alternatives and has since expanded into a comprehensive deposit operating system currently serving over 1 million homes across the United States.
