A former family plot in New Waverly is transitioning into a private residential enclave, as Patten Properties prepares to release 3- to 5-acre wooded homesites on June 27-28. The development, located within the Sam Houston National Forest corridor, aims to balance modern infrastructure with the site's natural, rolling terrain.

Starting at $189,900, the estate lots feature mature oak groves and proximity to Lake Raven, Lake Conroe, and Lake Livingston. Developer Gary Sumner Jr. noted the project emphasizes long-term community character through curated architectural standards and land protections. The site is supported by underground utilities, fiber-optic connectivity, and a builder program designed to maintain the aesthetic integrity of the rural corridor.
Local landowner Joey Adams, who sold the acreage to the developer, credited the firm for utilizing local contractors and preserving the area's identity. The upcoming public event allows prospective buyers to tour the property and secure purchase contracts. With over 40 years of experience, Patten Properties has developed more than 600 communities nationwide, marking this project as the latest addition to their Grand Ranches Collection.
