Washington Dulles Airport to Undergo $20 Billion Transformation

The project will overhaul over 5 million square feet of space, replacing the airport’s clunky mobile lounge system with an expanded AeroTrain network and new pedestrian tunnels. While the iconic Main Terminal designed by Eero Saarinen will be preserved, the surrounding concourses—including the current C/D structure—will be completely rebuilt to accommodate larger aircraft and increased passenger volume. Travelers can expect modernized ticketing, streamlined security screening, and a significant expansion of United Airlines’ lounge presence, including a massive new Polaris facility.

Funding for the initiative marks a major escalation from the previous $7 billion modernization plan. The Airports Authority intends to leverage municipal bonds to finance the expansion, citing lower interest rates compared to private-sector borrowing. U.S. Transportation Secretary Sean P. Duffy noted that the project is designed to resolve long-standing complaints about the airport's current layout, such as the reliance on shuttle buses and dated gate facilities. Construction will proceed in phases to ensure the airport remains fully operational throughout the transition. As the region’s largest airline, United Airlines will play a central role in the execution, with the new Concourse E set to debut later this year as an early milestone in the broader decade-long development.
