Blue Owl Raises €1.6 Billion for Inaugural European Real Estate Fund
Blue Owl Capital has closed its first dedicated European net lease fund with €1.6 billion in capital commitments, comfortably exceeding its original €1 billion target. The vehicle focuses on acquiring mission-critical, single-tenant industrial and infrastructure assets to serve investment-grade corporate tenants across the continent.

The firm, which manages $319 billion in total assets, identifies the European market as an untapped frontier for sale-leaseback transactions. Marc Zahr, Co-President and Global Head of Real Assets, estimates the regional opportunity at €13.4 trillion, noting that many European corporations are looking to monetize owned real estate to reinvest capital into more accretive business operations. The fund has already secured a diverse pipeline of assets, including logistics centers, life sciences facilities, and corporate headquarters spanning the United Kingdom and continental Europe.
Institutional backing for the fund arrived from a global cohort of investors, including sovereign wealth funds, pension plans, and family offices from the U.S., Europe, APAC, and the Middle East. This expansion follows a period of rapid growth for Blue Owl’s real assets division, which has raised $8.48 billion so far in 2026. The firm’s aggressive entry into the European net lease sector mirrors the strategy that earned it multiple industry honors, including Global Net Lease Investor of the Year in the 2025 PERE Awards.
