Sixty-two percent of multifamily residents identify package notifications as their most valued digital service, signaling a shift toward mobile-first property management. This preference for streamlined connectivity highlights how modern tenants increasingly prioritize instant access to building services over traditional community social networking features within their apartment apps.

New research from Parks Associates, titled Connected Communities: Wi-Fi, IoT, and Resident Experience, identifies six core features that define value for modern apartment dwellers. Beyond delivery alerts, residents prioritize mobile capabilities for requesting maintenance, contacting property staff, paying rent, managing utility bills, and accessing emergency SOS triggers.
Jennifer Kent, SVP and Principal Analyst at Parks Associates, notes that tenants now expect a unified digital platform to handle their entire property interaction cycle. These tools serve a dual purpose: simplifying daily friction for the resident while allowing owners to optimize building operations. While general social networking features remain largely ignored, interest in digital community connection spikes among residents in retirement and gated living environments.
