Pennsylvania Housing Market Cools as Seasonal Trends Take Hold
A 10% drop in home sales across Pennsylvania during July signals the typical summer slowdown in the real estate cycle. With transaction volume falling from 13,000 in June to approximately 11,700, the market is adjusting, though experts view the shift as a standard fluctuation rather than a broader downturn.

The median home price retracted by 3% last month, settling at $330,000 from June’s record peak of $340,000. Despite this monthly dip, prices remain 4.7% higher than they were at this time last year. Inventory levels have stayed nearly static, with 45,944 active listings currently on the market, marking a 3.7% decrease compared to 2025 levels.
David Dean, president of the Pennsylvania Association of Realtors, noted that the summer deceleration remains a predictable feature of the industry. He emphasized that active buyers and sellers continue to find viable opportunities despite the cooling volume. Dean suggests that navigating these conditions requires a focus on individual financial goals, often necessitating the guidance of a professional to interpret shifting local options.
