Galvanize Real Estate has officially entered the California market, securing a four-property industrial portfolio in Milpitas for its sustainable investment strategy. The 300,000-square-foot acquisition along the Interstate 880 corridor expands the firm's national footprint to 3.5 million square feet while targeting aggressive carbon reduction goals in a high-demand manufacturing hub.
Managing Partner Joseph Sumberg highlighted that the move aligns with the firm’s strategy of pairing decarbonization with robust real estate fundamentals. By focusing on energy efficiency, the company intends to capitalize on rising energy costs and tenant demand for reliable power. The portfolio's location provides essential access to skilled labor and major transit networks, factors that Managing Director Nadine Anderson identified as critical for long-term growth in the East Bay region.
The firm’s business plan includes installing behind-the-meter solar arrays, battery storage, and EV charging infrastructure across the four properties. These upgrades are projected to generate over 1,000 MWh of clean energy annually. According to Head of Sustainability Nicolette Jaze, the retrofits should slash annual carbon emissions by roughly 279 metric tons. The firm anticipates that these improvements will position the assets to better serve tenants in an evolving industrial landscape where energy price certainty has become a competitive advantage.
