T2 Capital Management Launches Base Living Property Division
With $1.6 billion in assets under management, Wheaton-based private equity firm T2 Capital Management is moving operations in-house. The firm today unveiled Base Living, a tech-integrated property management subsidiary, and appointed industry veteran Tyler Yates to oversee its expanding footprint across multifamily, industrial, and student housing assets.

Base Living enters the market managing an initial portfolio of 850 multifamily units and 1 million square feet of industrial space. The new subsidiary will operate across Illinois, Indiana, and Florida, supported by a 24-person team reporting directly to Yates. By centralizing management, T2 aims to bridge the gap between its investment strategy and daily site-level execution, using the Entrata platform alongside AI-driven tools to automate resident services and maintenance workflows.
Tyler Yates brings over a decade of residential operations experience to the role, having previously served as Vice President of Central Operations and Asset Management at Kairos Living, where he oversaw a portfolio of 5,000 homes. At T2, he reports to Principal Aaron Tink. The firm intends to systematically transition its entire portfolio, including its specialized student housing assets, to the new management structure to improve accountability and maximize asset value.
