Brennan Investment Group has expanded its Colorado holdings with the acquisition of a 136,744-square-foot industrial facility in the Montbello Industrial Park. Located near the Interstate 70 interchange, the property is currently fully leased to a long-term building products distributor, anchoring the firm’s strategy in the Northeast Denver submarket.
The facility at 5050 Ironton sits on 8.78 acres and features clear heights between 18 and 26 feet, 13 dock-high doors, and four drive-in doors. Built in 1970, the concrete and masonry structure is zoned for heavy industrial use and includes excess land for secure outdoor storage, a feature Brian Roach, Managing Principal for the Mountain West region, noted is increasingly rare in the current Denver market.
Flexibility remains a key component of the asset’s appeal, as the building can support either single-tenant or two-tenant configurations. Kevin Brennan, Chief Investment Officer, cited the property’s infill location and long-term leasing history as primary drivers for the investment. The Chicago-based firm continues its national expansion, maintaining a portfolio that now spans 58 million square feet across 30 states.
