A steady flow of 37,000 vehicles passes the intersection of North Rock Road and East 29th Street daily, a key metric driving Prudent Growth Partners to finalize its $7.9 million acquisition of the Comotara Center. The deal marks the firm's latest expansion into the Kansas retail market.

The 55,650-square-foot property, originally built in 1985, arrives with a 93% occupancy rate across 13 tenants. Anchored by Dollar Tree, the center hosts a mix of national and regional businesses including Five Guys, Edward Jones, and State Farm. Its strategic position within a major Wichita retail hub—adjacent to a high-performing Walmart Supercenter—solidifies its role as a necessity-based asset.
Tom Hahn, President and CEO of Prudent Growth Partners, noted that the asset aligns with the firm’s strategy of targeting stabilized retail in high-quality markets. Beyond the current tenant base, the acquisition includes earmarked capital reserves intended for future leasing initiatives and property enhancements. By leveraging the center's location in the state's largest metropolitan area, the company aims to capitalize on Wichita's stable employment base in sectors ranging from aerospace to healthcare.
