Developers Break Ground on ANOVA Luxury Tower in Charlotte’s The Pearl
A partnership between GMH Communities, AEW Capital Management, and Wexford Science & Technology has finalized the land acquisition for ANOVA The Pearl, a 20-story luxury residential tower. Located in Charlotte’s premier innovation district, the project aims to house professionals working within the city’s burgeoning life science and medical sectors.

The development, situated at the intersection of South McDowell Street and Pearl Park Way, will feature 382 residential units, with 5% designated as affordable housing. Spanning 1.3 acres, the project also incorporates 6,621 square feet of ground-floor retail space. Residents will gain access to high-end amenities, including a fitness center, golf simulator, and specialized wellness chambers for cryotherapy and sauna use.
ANOVA The Pearl serves as a residential anchor for The Pearl, a district developed through a public-private partnership led by Atrium Health and Wexford Science & Technology. The area is anchored by the Wake Forest University School of Medicine Charlotte. According to developers, the project is designed to foster a live-work-learn environment for researchers and health professionals. Construction is slated to begin this summer, with the building expected to welcome its first residents in the summer of 2028.
